Why MCSTs Need Early Technical Advice

Many MCSTs only act after a BCA notice, resident complaint or visible defect. A PE-led maintenance plan helps the council make defensible, staged and cost-conscious decisions before problems escalate.
Aging infrastructure: spalling concrete, corroded pipes, waterproofing failure, failing facade finishes, lift and M&E interface issues.
Limited sinking funds: councils may need technical prioritisation to separate urgent safety works from desirable upgrading works.
Compliance burden: PSI, PFI, fire safety, water services, access and workplace safety requirements may overlap.
