No. Most minor works do not. Our triage separates routine maintenance items from those with structural, facade or authority implications, which do need PE input, so the council only pays for engineering where it matters.
Each job is issued with a short written scope and priced against a schedule of rates, so the council can compare like with like and record the basis of approval in its minutes.
That depends on the nature of the item and your approved budget. Routine repairs are generally paid from the management fund, while renewals and larger works are often funded from the sinking fund. Your managing agent should confirm against the MCST's budget and by-laws.
Yes. Defects identified during Periodic Structural Inspection or Periodic Facade Inspection can be scoped and rectified under the same engagement, which avoids a separate procurement exercise for each small item.
Yes. We work alongside the managing agent and council. The managing agent stays the point of contact for residents; we provide the technical scope, contractor coordination and close-out documentation.
